Wootton has completed hundreds of Elevation Certificates. Most of the time, Elevation Certificates are required by residential lenders when buying or selling a home that is located in what FEMA has determined to be at risk of a "100-year" flood event. House remodels and additions sometimes trigger this request from a lender. Municipalities will sometimes request a Certificate for commercial projects when building or expanding in flood-prone areas.

read more › A majority of the projects that we take on at Carroll Engineering (CEI) begin with a Topographic Survey. An accurate and thorough topo is an essential building block that begins the design/build process. Whether it be a small targeted survey when moving or adding public classrooms at schools, or full-site surveys of entire campuses and other large properties, having a topographic survey that accurately depicts the existing site conditions is essential. CEI also coordinates with aerial mapping agencies on large sites where design level surveying is not critical in some areas of the project, but planning-level details of the site will be helpful for future construction.

read more › Many of the Topographic Survey projects we do at Carroll Engineering (CEI) have a Boundary Survey component. Any time work is being proposed near the edge of a property, a thorough and accurate Boundary Survey is required to ensure that property lines and property line setbacks are respected. Often utility easements encumbering the property will need to be identified and located. CEI has provided Boundary Survey services to many of the school, commercial and residential projects over the years.

read more › Many of our large commercial and multi-unit residential projects require the added step of having an ALTA Survey performed. ALTA (American Land Title Association) Surveys are typically required by the lenders financing such projects. An ALTA Survey is a Boundary Survey with a modified Topographic Survey added. Lenders want to know exactly what they are financing as far as the extents of the property (boundary); what improvements have been done to the property (topographic); what utilities are serving the property, including what utility easements that might be encumbering the property; means of legal access; possible encroachments onto the property or encroachment onto the property of others; and, locations of improvements within 5 feet of the property lines.

read more › Bryce was born and raised in California. He graduated from University of the Pacific in 1971 with a B.S. Degree in Civil Engineering. A year later he completed a M. S. Degree in Civil Engineering-Engineering Economic Planning, from Stanford University. His career in civil engineering was launched in 1972 when he was hired by Ruth and Going, Inc., Architects and Engineers, San Jose. He worked as a project manager for various residential and commercial developments. A brief stint with Saratoga Development from 1991 to 1992 allowed him to specialize in church design and construction.
