Services
Warren Engineering has been specializing in building and home inspections for over 40 years.
We have performed over 75,000 home and commercial inspections: far exceeding any other Rochester area inspection firm.
All home and building inspections are performed by Licensed Professional engineers and architects.
Our staff is comprised of Engineers with accredited degrees including Mechanical Engineering, Civil Engineering and Electrical Engineering.
Did you know that only Licensed Professional Engineers and Architects are qualified to analyze structural conditions in a house or building in New York State?
Whether our client is a home buyer, the seller, new homeowner or a commercial real estate investor, our role is to provide a better understanding of the physical condition of the property from an unbiased, experienced, professional standpoint.
Our engineer performs a structural and mechanical evaluation of the property and provides a written report to the client on the condition of the major components such as the roof, the electrical system, the heating and air conditioning units, the plumbing system, insulation, doors, windows, exterior surfaces, water infiltration and more.
We used your pre-listing inspection report as a marketing tool.
We had 75 showings in 3 days.
We had 14 offers and got $55,000 over the asking price!
I am convinced that if we did not have your inspection report we would have ended up with maybe $20,000 over asking.
Your inspection made a $35,000 difference by disclosing the good qualities of the house and by disclosing a few skeletons in the closets.
Your reports ABSOLUTELY bring in stronger offers!
Not only does a pre-listing inspection bring in stronger offers, but it also relieves the seller and agents of significant liability.
We examine the foundation walls and analyze areas of distress, including cracking, buckle, spalling, etc.
Many of these conditions are common to a small degree.
Our engineers are able to evaluate the severity of distress and damage, consider possible reasons for the deterioration, and recommend corrective actions to be taken if any are necessary.
We also evaluate the condition of the structural framing of the house.
Visible framing typically includes the underside of the first floor system (as viewed from the basement) and sections of the roof system (as viewed from the attic access).
Our engineers are also trained and experienced in evaluating commercial properties including storefronts, small businesses, warehouse buildings, large residential apartment buildings, and other light commercial properties.
In many respects these evaluations are similar to our residential inspections.
For example, we evaluate the visible portions of the structural components, the heating systems, the electrical system, the plumbing systems, etc.
We also examine interior and exterior surfaces and building components.
